
What is the DOMVS Investor Club?
The DOMVS Investor Club provides market-wide access to some of Dorset’s highest performing rental properties. Run by an experienced, professionally qualified team, investors are given an ICP Report™ for each opportunity identified, to assist with investment decisions.
We support our club members all the way through the investment process – from making the initial decision to invest, right through to managing the rental process – we’ll even provide you with Annual Performance Review, so you can see how your investment is performing.
We have also built relationships with trusted third-party suppliers specialising in property investment, including conveyancers, lenders, advisors and will put you in touch with the right person, should the need arise.

How can the DOMVS Investor Club help you?
Our club members go through a consultation process with our experts, and once we have established your objectives, including your yield and capital growth expectations, the DOMVS Investor Club will actively source suitable properties and provide you with an ICP Report™ for each shortlisted option.
We will search across the entire market and given our hard-won connections within the community, we will also know about low-key, or off-market property options, which will not necessarily be available on the major portals, such as Rightmove. And if we still can’t find something that fits the bill, we will target properties that we know are going to meet your budget requirements, preferred tenant profile and ROI expectations.
It’s no secret that certain types of properties will provide a greater rental yield and less capital growth, whereas others can be the opposite and we want to make sure the properties we present suit your goals.

What is an ICP Report?
ICP stands for ‘Investor Club Property’ and is a report, unique to DOMVS, that tells you everything you need to know about each identified investment opportunity. The report provides a breakdown of anticipated costs and works, stamp duty calculations and legal fees. It will take into consideration your current borrowing position, advice on your legal responsibilities within the property, real-time market data using recent comparables, supply/demand ratios, as well as the projected ROI, including yield analysis and capital growth forecasts.
Before being incorporated into a report, each opportunity is stress-tested and has to meet minimum criteria to be eligible for our representation.

What happens once we have found the perfect investment property?
Once we have found the perfect investment property, we will start the negotiations as soon as you provide authorisation to act on your behalf. Rest assured, we will have researched the market for comparable evidence, to ensure you secure the property at the best possible price, whilst also making sure your offer is as attractive as possible to sellers and stands out in a currently competitive market.
Once your offer is accepted we will manage the conveyancing process and get the marketing prepared so that void periods are kept to a minimum and a great tenant is secured.

What does it cost to be a DOMVS Investor Club Member?
An initial consultation is free of charge and any additional fees thereafter will depend on the level of support required.
Should you instruct DOMVS to act on your behalf, for the full service, we will charge a retained fee to source and secure the property, of 1%+VAT (1.2%) of the property value, payable on exchange. As part of your full membership, you will receive the first year’s let only tenancy at no additional charge, or if you sign up to 12 months of full management, you will receive the first six months for free.
