Landlord Services & Fees

 

Full Management Service

This service is for Landlords who wish their agent to deal with the day-to-day management of their property and choose not to deal directly with the tenant themselves. This includes:

  • Visiting your property and supplying a current rental appraisal
  • Advising on current legislation and legal aspects of letting
  • Preparing particulars of the property including digital photographs
  • Advertising on our website,  rightmove and onthemarket.com
  • Accompanied viewings
  • Interviewing prospective tenants
  • Taking up independent references including a credit check and right2rent check
  • Drawing up a Tenancy Agreement
  • Arranging an inventory / schedule of condition for the property. This is paid for by the Landlord(cost is dependent on the size of the property)
  • Collecting deposit (usually six weeks' rent) and registering the deposit with the DPS
  • Collecting the rent payments and forwarding to the Landlord by BACS payment
  • Providing a clear and concise monthly statement
  • Arrangement of repairs and maintenance on your behalf as per your instructions
  • Carrying out periodic management visits and provide a comprehensive visit  reports
  • At the end of the tenancy, we will arrange for the check-out to be completed by an independent inventory clerk. We will liaise between both parties and arrange the return of the deposit.

Our commission for the Full Management Service is 14% of the monthly rental (16.8% inc. VAT).

Our setting up fee is £240.00 inc. VAT (this fee includes contract negotiation, agreeing the terms and arranging the tenancy and tenancy agreement. Registering the deposit is also included).

Rent Collection Service

This service is suitable for Landlords who feel they are able to deal with the day to day maintenance of their property, but require an agent to collect the monthly rent:

  • Visiting your property and supplying a current rental appraisal
  • Advising on current legislation and legal aspects of letting
  • Preparing particulars of the property including digital photographs
  • Advertising on our website, rightmove and onthemarket.com
  • Accompanied viewings
  • Interviewing prospective tenants
  • Taking up independent references including a credit check and right2rent checks
  • Drawing up a Tenancy Agreement
  • Arranging an inventory / schedule of condition for the property. This is paid for by the Landlord (cost is dependent on the size of the property)
  • Collecting deposit (usually six weeks' rent) and registering the deposit with the DPS
  • Collecting the rent payments and forwarding to the Landlord by BACS payment
  • Providing a clear and concise monthly statement

Our Commission for the Rent Collection Service is 12% of the monthly rental (14.4% inc. VAT).

Let Only Service

This service is for Landlords who prefer to manage their own property and includes:

  • Visiting your property and supplying a current rental appraisal
  • Advising on current legislation and legal aspects of letting
  • Preparing particulars of the property including digital photographs
  • Advertising on our website,  rightmove and onthemarket.com
  • Accompanied viewings
  • Interviewing prospective tenants
  • Taking up independent references including a credit check and right2rent checks
  • Drawing up the Tenancy Agreement
  • Arranging an inventory / schedule of condition for the property. This is paid for by the Landlord, (cost is dependent on the size of the property)
  • Collecting deposit (Usually six weeks rent) and registering the deposit with the (Deposit Protection Scheme) DPS.
  • Collecting the first month’s rental and forwarding to the Landlord (less our fees)

Our Tenant find only charge is 80% of one month’s rental (96% inc. VAT).  Subject to a minimum fee of £600.00 inc. VAT

Additional Charges (may apply)

Renewal Fee - £72.00 inc. VAT

These fees will be charged when a tenancy is renewed for a further fixed term and a new tenancy agreement is created.

Inventory Fee – Min. fee *£96.00 inc. VAT

An inventory / schedule of condition can be produced by arrangement. The fee charged will be subject to the size of the property and dependant on the level of furnishing. *The above fee is based on a typical one bedroom unfurnished property.

Marketing

EPC £108.00 inc. VAT (this will be required to market the property)

EPC, floor plan and professional photographs £156.00 inc. VAT

Sales Commission

In the event of the property being sold to any person introduced to the owner by DOMVS, commission of 1.5% plus VAT will become payable on completion of the sale (subject to terms of business being signed with our sales department),

Redress Scheme

DOMVS Lettings is a member of The Property Ombudsman Redress Scheme.
